Your First 90 Days

The homeowner checklist nobody gives you at closing

Most new homeowners don't realize how much needs to happen in the first 90 days. Here's everything โ€” broken into three phases.

๐Ÿ“‹
Week 1โ€“2: Register & Record

Document Everything You Own

  • Register all appliance warranties โ€” refrigerator, dishwasher, washer/dryer, oven, microwave. Most manufacturers require registration within 30 days.
  • Photograph serial numbers and model plates โ€” every major appliance, HVAC unit, water heater, and garage door opener.
  • Store closing documents digitally โ€” home warranty (if included), inspection report, disclosure forms, title insurance policy.
  • Locate and test all shutoff valves โ€” main water, gas, electrical panel. Label each one.
  • Create a home binder or digital vault โ€” warranty cards, receipts, manuals, paint colors, contractor contacts.
  • Check what your home warranty covers โ€” if your seller included one, know the claim process and what's excluded.
๐Ÿ”
Week 3โ€“6: Inspect & Understand

Know the State of Every System

  • Schedule HVAC inspection and filter change โ€” even if the inspection report passed it, get your own baseline.
  • Check appliance ages and warranty status โ€” look up manufacture dates from serial numbers. Know what's covered and what's not.
  • Test smoke detectors, CO detectors, and fire extinguishers โ€” replace batteries and check expiration dates.
  • Review your homeowner's insurance coverage โ€” understand deductibles, exclusions, and whether you need riders for specific items.
  • Identify your roof age and warranty โ€” roof replacement is the most expensive home repair. Know where you stand.
  • Research local service providers โ€” use Dwelltory to find and bookmark trusted resources for plumbing, HVAC, electrical, and general repair.

Week 7โ€“12: Organize & Automate

Set Up Your Long-Term System

  • Track all warranties in Warnja โ€” enter each product, purchase date, and coverage period so you get alerts before anything expires.
  • Audit recurring subscriptions โ€” home warranty plan, pest control, lawn service, security monitoring. Are you paying for overlap?
  • Set a seasonal maintenance calendar โ€” HVAC service (spring/fall), gutter cleaning (fall), water heater flush (annual), dryer vent cleaning (annual).
  • Build a list of your go-to resources โ€” bookmark your most relevant Dwelltory categories so you're never scrambling in an emergency.
  • Review and update every 6 months โ€” new purchases, expired warranties, changed coverage. Stay current.
